Terms & Conditions


General

The cottage can be hired on a weekly basis from Saturday to Saturday.

Time is required between tenancies in order to check and clean the house before the next Tenants arrive.

Occupation of the house will be given at 4pm of the first day of the let. The apartments must be vacated by 10am on the last day of the let. The right is reserved to charge for an extra day if tenants have not left by 10am unless agreed with the owners.

Cancellation Protection

We strongly recommend that you use holiday cancellation insurance to cover the cost of your holiday. This will provide you with piece of mind if an unforeseen event forces you to cancel your holiday. We will send the necessary forms with reservation receipts by post to offline reservations.

Payment and deposits for your Holiday

The initial payment is 25% of the total hire charge and may be paid by bank transfer.

The balance (good housekeeping deposit included) is payable no later than eight weeks prior to commencement of the holiday. If you are booking within eight weeks of the start of your holiday, payment in full is required with your booking form. Information including directions, key instructions and contact number is issued on receipt of the final payment.

Good Housekeeping Deposit

At the same time as making the balance of payment, not later than eight weeks in advance of the start of the holiday, an additional £150.00 good housekeeping and breakage deposit will require to be paid, which will be returned, after your holiday on the basis that there has been no damage to the property or any undue housekeeping requirements.

Cancellation Policy Cottage

Please note that, once a booking has been confirmed, you are liable for the whole cost of the holiday.

However, if the reason for cancellation is not covered by your insurance scheme, we will, in any event, endeavour to re-let the property and, if successful, we will make a refund.

Accordingly, it is important that cancellations are intimated to us by telephone followed by immediate written confirmation.

Equipment

The property is furnished and equipped to cater for the stated permitted occupancy and includes pots and pans, crockery, cutlery, iron and ironing board, linen, bathtowels, washingmachine, dryer, fridge, freezer, dishwasher, smart-tv, blueray/dvd-player, and other items of domestic equipment as listed on the website.

Services

The cottage is supplied with pillows, (two per person) duvets and bed linen. Electricity, fuel oil, one bag of logs and towels are included in the price.

ILLNESS/COVID-19

Responsibility owners

We fully comply with Governmental rules and guidelines (like the cleaning Protocol for Selfcatering properties from the ASCC) regarding the precautionary measures and cleaning protocols for the prevention of the spreading of Covid. We have successfully applied for the “We’re Good To Go” Industry Standard.

However we cannot guarantee the guest/hirer will not get ill (Covid, etc) while staying in our cottage. The guest/hirer visiting our cottage does this completely on his/her own risk. The Hirer undertakes to relieve the owners from any liability for damage, illness or injury by any member of his party, however caused.

If the owners have to cancel the guest’s reservation because of a case of illness (Covid, etc) at the cottage, the price for the stay payed by the guest will be fully refunded, no further compensation will be due.

Responsibility guest/hirer

Obviously the guest is also responsible to fully comply with any rules and guidelines regarding illness (Covid, etc) given by Government, authorities, and the owners. The guest has specifically to take note and comply to the instructions sent by the owners by email and/or printed manual in the map present in the cottage.

If the guest suspects he/she is suffering from a contagious illness/disease (Covid, etc) directly before the moment of his stay, the guest immediately has to inform us and will not be allowed to enter the cottage.

If during the stay in our cottage the guest becomes ill (Covid, etc) the guest needs to inform us immediately. In that case we will do everything possible to assist the guest. In the ultimate situation the guest has to self-isolate in the cottage and no other solution is available, the guest will be charged for their extended stay and any other costs and damage for the owners relating to their extended stay. These costs will have to be paid upfront.

Further Terms & Conditions of Hire

The hirer shall ensure that the property is left in a clean and tidy condition and that the property and its contents are respected at all times. If damage occurs (beyond fair wear and tear) or excessive cleaning is required then a claim may be made on the good housekeeping deposit provided. Where such costs exceed the Good Housekeeping Deposit you will pay such excess to the owners within 14 days of being notified of the exces.

The Hirer shall not sub-let the premises or any part thereof.

The number of people occupying the premises shall not exceed the number stated for the premises.

The Hirer binds and obliges himself to vacate the hired premises without demand at the termination of the period of hire.

The Hirer binds and obliges himself to pay in for any loss or damage beyond fair wear and tear.

Your initial payment comprises a deposit of 25% of the total hire charge. The balance of the hire charge must be paid at least 8 weeks prior to the commencement of the holiday.

We will treat the booking as cancelled if the balance of the hire charge is not sent by this date.

If the booking is made within 8 weeks of the start of the holiday, payment in full at the time of booking is required.

We agree that, in the event of Cancellation, while all reasonable efforts will be made to re-let, the Hirer will be responsible for paying for the period of tenancy booked if a substitute cannot be found.

We accept no responsibility for loss, injury, illness or damage to any member of the Hirer’s party or their property, arising in any manner out of the let of the premises, however caused.

The Hirer shall undertake to prevent any member of his party or pets from causing a nuisance or disturbance to neighbouring residents or farm livestock.

The Hirer undertakes to leave the hired premises secure if left unoccupied during the period of let.

The Hirer shall undertake to keep pets under control at all times, and will not leave pets unattended inside the property.

The Hirer undertakes to relieve the Lessor from any liability for damage or injury by any member of his party, however caused.

Smoking in the cottage is not permitted.

The Hirer warrants that the subjects let are to be used for the purposes of a Holiday. Accordingly, Section 12(2) and Paragraphs of Schedule 4 of the Housing (Scotland) Act 1988 applies to the letting to the Hirer.

We reserve the right of entry to the properties at all reasonable times for the purposes of inspection or to carry out repairs or maintenance.

Complaints

It is important to us that you enjoy your holiday and every effort has been made to ensure this. However, in the unlikely event of dissatisfaction with the property or any subsequent problem, the hirer should immediately contact us, so that the opportunity to rectify the problem is given.
